Approach

What single-point accountability actually changes

Under a split appointment, the interface between design and construction is a commercial boundary - and every ambiguity at that boundary becomes a conversation about whose responsibility it is, usually while the programme is running. Under a single contract that boundary is internal. The detail gets resolved by the people who drew it and the people who will build it, in the same room, without a variation attached. Most of the time saved on a turnkey project is saved there.

Governance you can actually see

Milestone reviews, quality gates at defined stages, and regular written reporting exist so that the state of the project is a fact rather than an impression. The intent is that you always know three things without having to ask: what has been completed, what is at risk, and what decision is needed from you next. Projects go wrong slowly and quietly long before they go wrong visibly.

The handover is the deliverable

A project is not finished when the work stops - it is finished when the space is snag-free, the systems are commissioned and documented, the warranties are in your hands, and your facilities team knows how to run it. We close out defects before handover rather than issuing a list alongside the keys, and we stay available through early occupation, which is when the genuinely useful feedback arrives.

  • Space strategy and design, civil works, electrical, HVAC and plumbing, fire services, joinery, finishes, furniture, statutory approvals, commissioning, and handover documentation. In practice: everything between an empty space and one your team can work in, under a single contract and a single point of contact.

  • A cost plan is developed during planning once the scope is defined, and agreed before work starts. It is then tracked against commitments through milestone reviews. Changes are priced and approved in advance rather than accumulating on a final account - the goal is that the closing number matches the approved one.

  • Manufacturer warranties on installed products and systems are passed to you at handover, and there is a defined aftercare period during which we address anything arising from the works themselves. Because one party delivered the whole scope, there is no question of which contractor owns the problem.
