Approach

Clashes are cheap on a drawing and expensive above a ceiling

A ceiling void is a crowded place: supply and return ductwork, sprinkler pipework, cable containment, lighting, structure, and enough clearance to maintain all of it. When these are designed by separate parties and reconciled on site, the resolution is whatever fits - a duct squeezed to a size that fails to deliver design airflow, a sprinkler head moved off the grid, a light fitting relocated away from where it was needed. Coordinating the services in the model before installation converts a site problem into a drawing revision.

Sized for what the space will actually draw

Services designed against generic per-square-metre assumptions tend to be wrong in both directions at once - short of capacity where a dense team or a server room concentrates load, and oversized where they are not. Establishing the real demand profile, including where growth is expected, produces a distribution design that holds up as occupancy changes rather than one that needs augmenting within two years.

Commissioning is where the design is verified

A system that has been installed is not a system that works. Air volumes need balancing against design, controls need proving across their operating range, protection needs testing, and the results need documenting. Commissioning is also the last practical opportunity to catch a design assumption that did not survive reality, which is why it belongs inside the same contract as the installation rather than after it.

We survey the incoming capacity, existing distribution, and any landlord constraints first, then design the fit-out services to work within them - or identify early where an upgrade or a landlord application is genuinely required rather than discovering it mid-programme.
